From its beginning, Community Affordable Housing Equity Corporation (CAHEC) has partnered with private and public sectors to help individuals and families living in substandard housing have an opportunity to live in decent, safe, affordable homes at a modest percentage of their monthly incomes. Created in 1992 as a 501(c)(3) nonprofit corporation serving only North Carolina, CAHEC is one of the largest nonprofit equity syndicators in the United States. Its territory has moved beyond North Carolina’s borders to encompass ten southeastern and mid-Atlantic states plus the District of Columbia.
Our hope is to better meet the needs of our customers and do our best to ensure that the long-range impact of our investments is both sustainable and a catalyst for further improvement within the communities we serve.
To that end, our mission is twofold:
- to raise and invest equity capital in qualified low-income housing tax credit projects and other tax credit products
- to provide capital through a series of Community Investments that (i) empower residents, (ii) promote the development of affordable rental and ownership housing, and (iii) foster sustainability within the communities we serve.
CAHEC’s commitment to fulfilling its mission can be measured by the company’s numerous achievements.
Working with its partners, CAHEC is addressing the nation’s growing shortage of affordable housing by providing households earning 60% or less of the area median income with quality rental properties. Since its founding, CAHEC has raised more than $600,000,000 and has invested this capital in the development of more than 7,300 units of affordable housing. CAHEC also manages historic-only credit funds as well as investments in rehabilitation projects that have received both housing and historic tax credits. Developments that combine low-income housing and historic tax credits simultaneously provide a safe, decent home and preserve an area landmark.
CAHEC has also been a leader in the area of supportive services. In 1998, CAHEC created a series of Community Programs designed to empower residents living in developments that CAHEC helps finance. Today those programs include the David T. Peet Adult Scholarship, Community Grant Program, Homeownership Program, Youth Recognition Program, Senior Recognition Program, Technology Learning Centers, and Resident Wellness Centers. CAHEC has invested more than $1.4 million in the Community Programs.
CAHEC's commitment toward promoting homeownership is exemplified by the Homeownership Program, a savings-incentive plan geared for households ready to take the necessary steps toward purchasing a home. A second program, the Open Doors Homeownership Grant, is designed to help build the capacity of nonprofit developers to create affordable housing for sale to low-income residents of the states CAHEC serves.
