CAHEC helps connect private investors with developers seeking funding for qualified Low- Income Housing Tax Credit (LIHTC) developments. Created by Congress as part of the Tax Reform Act of 1986, the LIHTC generates private capital investment used to finance the construction and rehabilitation of affordable rental housing for households earning on average 60% or less of the area median income.
In addition to LIHTCs, we also specialize in Historic Tax Credits (HTC). CAHEC organizes historic-only equity funds that do not include the syndication of LIHTCs. Some of these historic- only funds involve the syndication of state historic tax credits as well. The HTC helps coordinate and support public and private efforts to identify, evaluate, and protect historic and archeological resources.
CAHEC created CAHEC New Markets, LLC, to focus on utilizing our New Markets Tax Credit allocations to help finance community facility projects throughout the Southeast. CAHEC also specializes in Energy Investment Tax Credits (ITC). Our renewable energy entity, CAHEC Energy, is utilized to invest in qualifying solar power installations within our footprint. Following the enactment of the ITC in 2006, the U.S. solar industry has grown by more than 10,000% - creating hundreds of thousands of jobs and investing billions of dollars in the U.S. economy in the process.
